Project Description: This premier downtown destination for shopping and dining was originally 16 separate buildings. The project was made even more complex by the fact that the buildings dated back to the 1880s and are located on Main Street in the heart of downtown Lexington. To construct a single, enclosed shopping mall encompassing an entire city block, there were openings cut between many load-bearing party walls to allow pedestrian traffic to move horizontally between spaces. Elevators and escalators were added throughout for vertical movement. Skylights and roof windows were added over to make one large 256,000 sq. ft. of interior space. A new mechanical and electrical infrastructure brought the space to current standards, and considerable attention was given to the historical accuracy of each building.
Firm Role: As construction manager at risk, Congleton-Hacker provided vital preconstruction services, including conceptual estimating, work plan development, constructability analysis, critical path scheduling and value engineering.
